Home sales in June

As per the Bay East Association of Realtors, Days on Market (DOM) for the Castro Valley area year-to-date is around 55. The median detached home price in Castro Valley for June was $495,000. As of the last day of June there were 131 active homes in Castro Valley. At current selling rates this means there is approximately 3 months of inventory in Castro Valley remaining.

As of July 21, 2010 there were thirteen homes in Palomares Hills listed in a price range of $399,950-1,537,000.  Four homes are townhouses and Duets and nine homes are Single Family Homes.

There are ten properties currently listed in Five Canyons, Castro Valley with seven Single Family homes and three condos in the price range of $398,000-949,000.

There are 168 listings currently for sale in Castro Valley California. The price range is $116,100-$3,199,000

As per the California Association of Realtors, first time home buyers increased for the second year due to housing affordability and the first time home buyer credit.

The tax credit was the primary reason for those buyers who may not have had enough down payment and the tax credit helped to cover the difference.

Generally speaking, distressed properties and short sales sell for a lot less than the regular properties and with such an abundance of distressed properties on the market, first time home buyers affordability increased.

I have heard that Palomares Hills and Five Canyons are good areas in Castro Valley. Can you tell me more?

Palomares Hills TownhomePalomares Hills and Five Canyons are both excellent areas of Castro Valley and are very desirable because of the best Elementary schools and the upscale homes.

Palomares Hills was built by Shapel. There are homes in Palomares Hills that range from 22 years in age to as new as 9 years and consist of Single Family homes, Duets and Townhouses. There are some beautiful view homes and it is an exclusive area with Villareal as the main road leading into the area.

Palomares Hills is close to highway 580 and is an easy drive to the Pleasanton Stoneridge shopping Mall. The Elementary school is Jensen Ranch and as mentioned earlier it is a top rated award winning school.

Five Canyons was built by Centex. These are newer than Palomares Hills and range from 14 years to the newest being 8 year old. There are 5 developments in Five Canyons that have all Single Family Homes. They are Gold Creek, Canyon Oaks, Abbeywood, Whispering Oaks and Creekside. There is another development in Five Canyons that consist of townhouse and that area is called Wildwood.

A new Montessori school was built next to the Wildwood development. The elementary school for Five Canyons is Independent School which is also excellent.

Five Canyons is close to Mission, Highway 880, 92 and 580. As of today August 28, 2009, there are 11 homes in Five Canyons and Palomares Hills ranging from $459,000-$927,000.

How are the schools in Castro Valley, California?

School

Most of the elementary schools in Castro Valley are excellent, Vannoy Elementary, Palomares Elementary, Jensen Ranch Elementary, Independent Elementary and Chabot Elementary being amongst the highest ranking schools in Castro Valley, California as per Great Schools.com

 

My daughter was in Independent Elementary school and she really thrived.

Independent School is an excellent school with diverse student body, dedicated teachers and very involved parents. The student body is very diverse and they participate in cultural events and fashion shows with costumes from all over the world.

 

Charles Reynes, an itinerant elementary science teacher based at Marshall Elementary School, was one of two teachers in the State of California selected by a national panel as state finalists for the prestigious 2008-09 Presidential Awards for Excellence in Mathematics and Science Teaching.

Presidential Award winners are honored during a ceremony at the White House, where they receive a citation from the President.

Five Canyons homes and high-voltage power lines location, concerns?

I lived in Five Canyons for 6 years in Whispering Oaks on Crestfield Dr. Our house was built in the last phase by Centex. I have been selling homes in Five Canyons and Palomares Hills for a long time.

There are some homes in Abbeywood, Creekside and Whispering Oaks that are close to the power lines and will sell for less than the homes away from the power lines. As far as real health issues, there has been a lot of research that has been done but there is no for sure answer.

If I have a listing close to the power lines, it will take a lot longer to sell than on the other side. Buyers strongly believe that they are not good for their health. I have a huge package of research documents by PG&E on power lines and if you would like to have a copy, please call me at 510-279-9580.

At this time I have a beautiful house listed at 25558 Crestfield Dr in whispering oaks development of Five Canyons. It is not close to the power lines and is the largest floor plan(3,526 sq ft). It is listed for $949,999. We just reduced it today by $200K from the original listed price of $1,150,000.

It looks like the house that we are looking is very close to the Hayward fault in Castro Valley California!! How serious is this?

It really depends on your comfort level about purchasing a home close to the Hayward fault line. I have had buyers who did not have a problem with it. They feel that whether the house is on the fault line or close to it, when the major one hits, it will affect a huge area not just their house. I recently sold a house in Fremont which was within 1/4 mile of the fault line ( almost on the fault line) and the buyer did not even blink an eye before signing the disclosure.

And then I have some buyers who will not buy close to a fault line no matter what the price since earthquakes make them nervous. Most of California is prone to earthquakes and if that makes someone uncomfortable, they should not be buying a home in this state.

I used to live very close to a fault line in and when the big one hit in 1989, we felt the shake just like most of the bay area, but there was no damage or injury whatsoever in our area whereas the cypress structure was destroyed and the Marina had a lot of devastation.

Take the example of the earthquake recently in China. Most of the city was effected by it, not just a small area.

As far as when you resell the house there are a lot of people who are fine with it and when you go over the disclosure and explain how close the house is to the fault line their response is “all areas in California are close to the fault line”

You really should go with your gut feeling and if a fault line bothers you, don’t buy a house close to it. That is perfectly reasonable.

At a minimum, speak with 2 or 3 brokers from different agencies. Ask prospective brokers the same list of questions in order to compare their answers.
